Inspection documentation
A second pair of eyes on every unit you turn.
BedbugLens reviews ordinary phone photos of mattress seams, headboards and frames for early bed bug evidence — then keeps a dated record that the inspection happened.
No app to install for the pilot — it runs in your phone's browser.
A screening tool. It points at what looks worth a second look and shows you the photo with the areas marked.
A certificate. It never reports a room as clean — only no signs detected — because no photo can prove absence.
Your team. Every result shows the marked-up photo so a person can confirm or dismiss it in seconds.
The app
Three answers, and the photo behind each one.
Every scan returns one of three results. Tap between them to see exactly what your housekeeper or turn crew would see.
7 signs found
Report this room to pest control.
- Live bed bugs5
- Other signs2
2 possible signs
Look closely at the marked spots. If unsure, move closer and retake.
Nothing found here
This does not confirm the room is clear. Check the other areas on the list.
Counts, not certainties
Results are grouped as live bed bugs and other signs, never a confident breakdown by type. Live insects mean activity now; spots and skins may be historical. That distinction is actionable — a per-type percentage would not be.
Every box can be corrected
Tap any marked area and mark it not correct. Each correction is a real field example that makes the next version better, and it takes one tap.
The wording is deliberate
You will never see the word clean. A clear scan reads no signs detected and prompts for the next area, because a photograph cannot prove that nothing is there.
A record for every unit
Each room builds a summary of the areas photographed, the verdict for each, and the time it happened — exportable as a PDF you can hand to a pest control company, a platform claim, or a resident dispute.
How it works
Four steps, about a minute a room.
Photograph the area
Open the camera in your browser. Hold 15–30cm from the mattress seam, headboard or frame. No macro lens, no special equipment.
The photo is analysed
One to three seconds. The model looks for fecal spotting, eggs, shed skins and live insects at every life stage.
Read the verdict and the photo
One of three results, always with the image marked up so your team can confirm or dismiss it on the spot.
The record is kept
Time, area, verdict and image stored against the unit. Export the room summary as a PDF whenever you need to show your work.
Where to look
The checklist built into every inspection.
Bed bugs sit within a few feet of where people sleep. The app walks the same six places, in the same order, every time — which is the part a rushed manual check tends to lose.
- Mattress seams, piping and zips
- Headboard, front and back
- Bed frame, slats, joints and screw holes
- Sofa and armchair cushions and seams
- Luggage racks and suitcase seams
- Skirting boards, curtain hems, wall and floor junctions
Who it is for
Operators who already carry the risk.
Short-term rental managers
A platform can suspend a listing until proof of treatment is supplied, and reimbursement generally turns on showing that a guest introduced the problem — within days of checkout. Most managers already take turnover photos. Few have them in a form that settles a claim.
- Dated evidence per unit, per turnover
- Fits the turn your cleaners already do
- Nothing to install on their phones
Student housing operators
Hundreds of units turn in a fortnight each August, often by temporary crews who have never been shown what early evidence looks like. Charge-backs for treatment are difficult to defend without move-in condition evidence.
- Move-in and move-out condition records
- Consistent inspection across a temporary crew
- One export per unit for a resident dispute
The pilot
90 days, no charge, no commitment.
We are placing a small number of pilots with managers and operators this quarter. Ninety days is not an arbitrary trial length — it spans more than one full bed bug generation, so anything the tool misses has time to become visible. That is the only honest way to find out whether it works.
What you get
- Unlimited scans across your units
- A dated inspection record and PDF export per unit
- Setup and training for your crew, run by us
- A straight account of what the tool got right and wrong
What we ask
- That your team actually uses it on real turnovers
- A tap on not correct when the tool is wrong
- Thirty minutes at day 90 to look at the numbers together
- Permission to learn from the photos, set out in writing
Where we are
We are building the platform. Here is exactly how far along it is.
Selling a detection product means being straight about what has and has not been proven. This is the honest state of it.
Detection model trained
A dataset built and hand-labelled across six sign types — live bed bugs at every life stage, eggs, fecal spotting and shed skins — and trained to work at the resolution an ordinary phone photo provides.
Product evaluation
Measured on the question that matters to an operator — does this unit show signs — rather than on academic per-object scores. We do not publish accuracy figures, because our own sample is not yet large enough to defend one to a customer.
Field data and false-alarm measurement
Collecting photographs of uninfested rooms across varied fabric, lighting and wear, so the rate at which the tool raises a false alarm can be stated with confidence rather than estimated.
Mobile web app for pilot properties
Capture, verdict, marked photo, room summary and PDF export — running in the browser, so nothing has to be installed or approved before your team can use it.
Native apps and integrations
Offline capture for basements and storage rooms, and links into the property-care tools your turnovers already run through.
Privacy and security
Your photos are inspection records, and we treat them that way.
Encrypted in transit
The whole site and service run over HTTPS with modern transport security. There is no unencrypted path.
No tracking, no advertising
This site loads no analytics, no advertising pixels and no third-party trackers. Nothing follows you away from it.
Photos stay yours
Inspection photos belong to the property. We use them to improve detection only where a pilot agreement says so, in writing, and you can withdraw that.
No guest data
The product photographs furniture, not people. We ask for no guest or resident personal information at any point.
Tell us how you inspect today.
If you would rather see it than hear about it: send five photos of any unit — mattress seam, headboard, frame, on an ordinary phone — and we will return them marked up, with a straight assessment of what was caught and what was missed.
